We thought it would be helpful to provide you with a general
guideline of our building process.  This will allow you to
understand the process of making your dream home a reality.

Site Selection
If you do not already own the land you want to build on, it's time
to start looking.  We would be glad to assist you with locating
land.  Often we own homesites in many of the area subdivisions,
giving our clients the pick of prime lots that we purchased when
the area was originally developed.

Lot size, tree location, slope of the land, and drainage of the
overall area are all issues to consider when looking at property.
If you find land somewhere, we will gladly take a look at it and
alert you to any possible issues that might affect the building
process.  

Home Design
Once you've located the perfect piece of land, the next step is
to  decide on a design for your dream home.  Although this task
may seem overwhelming, we will assist you through the entire
process.  We have many plans for you to look at.  Plans can be
easily changed to meet your family's needs.  A designer or
architect is able to listen to your ideas and put them together to
create the ideal floorplan.  We have had tremendous success
with Weber Design Group plans but in the event that your dream requires more personal attention, Kathy Towns of Hot Tin Roof
Designs is amazing.

An estimate can be given following the floor plan decision and discussion of your optional features.  No two homes are the
same and the details make all the difference.  

Financing Your Dream
If you need financing for your new home, we recommend talking
have worked closely with this institution and have an outstanding relationship with them.  Of course you are always welcome to
pursue financing through an institution of your choice.  We will
assist you in any way we can.

Construction
Now that you've obtained financing, construction starts.  This is
when your dreams begin to take shape.  We will work closely
with you throughout the construction process, answering any
questions you may have.  We build every home as if it were our
own.  Our homes are built to the highest standards, using only
high-quality materials and employing subcontractors with proven
track records.  Attention to every detail is what sets us apart.

The following gives you a general idea of what happens during
each phase of the construction process:

Foundation
Decide on home placement on your land based on elevation changes, drainage, tree placement and view.
Prepare the site for the foundation by leveling and clearing.
Form for foundation
Install all underground plumbing
Dig, sandbag and apply pest control (pre-construction termite prevention treatment).
Pour foundation.
Inspection
Framing
Frame the walls and roof.
Construct/Install fireplaces
Install windows
Exterior sheathing
Deck and felt the roof
Lay the roofing
Install plumbing pipes
Complete electrical wiring
A/C and heating
Insulation
Interior/Exterior Phase
Rock, stucco, brick or paint exterior
Hang sheetrock, then tape and float
Texture interior walls
Paint interior walls
Interior Trim and Finishes
Install kitchen and bath cabinets
Hang interior doors
Paint and/or stain interior cabinets, doors and trim
Complete tile in baths
Complete heat and A/C by installing units
Install electrical trims and lighting
Install garage door(s)
Install plumbing fixtures
Install kitchen countertops
Install shower doors (if applicable)
Install flooring
Backsplash in kitchen
Install cabinet hardware (if applicable)
Hang towel bar, paper holders, etc.
Appliance delivery and hookup
Final paint on walls and trim.
Interior/Exterior Phase
Pour driveway and walkways
Grading of yard area around house
Installation of sprinkler system (if included)
Landscaping of sod and/or plants (if included)
Final walk-through with home owner
Final survey of completed home
Final inspection
Settlement
Closing of home at title company
Provide keys to customer
